Now is the Time to Prepare to Sell Your Waterbury CT Home in 2024

For Waterbury CT Home owners that are looking to sell their home in 2024, it is essential to make the home as attractive as possible and to ensure that it gets its best exposure.  While it is still too cold to do anything outside, the inside of the home can be addressed so as to make it ready for a spring market.

Homeowners must be mindful to start a list of repairs that need to be addressed as the hot sales market is still there and buyers want a move-in ready home and are prepared to buy a well-maintained house.

Pre-Listing Inspection

If you have been in the use for a while, it might be a good idea to bring in a professional inspector to evaluate the house. A trained eye is objective and will see things that a homeowner may not. It is also cheaper to do the work before the sale than to be either doing the work after the buyer's inspection or even lose the sale because of issues that were there and unnoticed by the homeowner.  Unlike a full-blown inspection report, an inspector may offer a summary report at less than half the price, and well worth it to be prepared.

When it comes to payback value of home improvements, some are definitely more profitable than others.  As a general rule, kitchen and bathroom projects usually get a nice return on investment, typically 90% or more. Things like adding rooms or finishing basements tend to pay back the least. Finishing a basement usually returns less than 50%, so it’s not a project likely to show profit at selling time.

It should also be mentioned that a buyer will not be as conservative to a repair as the actual cost and tend to multiply the cost by a much larger value thinking they have the seller captive and can recover some of their offer.  It's not unusual for a repair that might cost $200 to be exploded to a request for $2,000 in a buyer credit.

De-clutter and Clean

First impressions are important, and when they walk through the door that is where their mind starts to store the likes. A large space, with room to walk through allows the potential buyer to envision them living in the house.

Make the bedrooms look large and bright. Clean the windows and window dressings. Empty the junk from the closets so a buyer can see it for the space it is. Do this also with the basement and the garage.

If the kitchen isn't modern, make it at least look clean and if the appliances are tired, possibly a replacement refrigerator or stove will offset any other short comings.

Landscaping

In the cold weather it is not easy to clean up the yard but at the very least. the debris from the trees that may have fallen can be removed. If it's warm enough, have the shrubs dressed and a spring clean-up of any leftover leaves is also advisable.

Price it Right and Select the Right Agent

Of course, it would also help to have an idea of the value of the home in the current market here in Waterbury CT.  A current Market Evaluation on your home will give you the value of your home and also allow you to determine if the cost to completely remodel the home will place it in a range to allow it to be sold and recover the expense of the work.

We offer free market evaluations to assist you in your sale. If you would like information on homes for sale in Waterbury CT please call me at 203-206-0754 or send me an email at easilva48@comcast.net. I would be happy to assist you or to discuss homes on the market in Waterbury CT.

The agent selected can be the key to not only a successful sale but getting the maximum value for the property. Preparation is key and it starts with the information offered by your agent to let you know how the process works and how your property will show in the market against homes that recently closed.

Marketing, professional photos, the right contacts to help prepare the house all carry a value based on experience. Bargain hunters never understand the importance of paying for value.

The time spent to get the house ready will demonstrate itself with the way a buyer submits an offer and with the current market, maybe even set up competition from a few buyers.

Ed Silva, 203-206-0754 - a good rule of thumb is to do a cost benefit analysis including "payback value of home improvements," and to remember what the goal is. Too often, people go over their budget when it's totally unnecessary if there isn't enough profit. Your sellers are in good hands with your excellent advice.
