Cheshire is a town in New Haven County offering a high quality of life. It has a population of app 29,000. It offers an easy commute to New Haven CT of 14 miles; it borders Waterbury CT and is just 25 miles south of Hartford, the state capital. 

Currently in Cheshire CT there are 29 active residential listings for sale. They range from a 1,250 square ft, 2-bedroom ranch listed at $259,900

 to a 4,143 square ft, 4-bedroom contemporary farm house, horse farm on 35 acres listed at $3,500,000. The average list price of the homes currently available for sale under $1,000,000 in Cheshire CT is $702,800. The average days on market for these homes is 131 days. 

With the large properties included, the average list price jumps to $1,009,937 with days on market of 150 days.

In January 2024, 10 homes closed in Cheshire CT. They ranged from a 1,056 sq ft, 3-bedroom ranch which sold for $300,000 to a 5,061 sq ft 6-bedroom, colonial which sold for $1,200,000.  Average sales price of the homes that sold was $546,440. Average DOM of 51 days.

 

By comparison, there were 16 closings in Cheshire CT for the month of January 2023, with an average price of $545,352 and avg. days on market of 38. This would indicate that in January 2024, the number of homes sold was 6 less than the comparable period in 2023, and the average value of the homes was almost identical for the same period the previous year with slightly longer days on market.

George Souto   The inventory of homes in a reasonable range is nonexistent and what comes on market is all clustered in that mid $500,000 range so very little chance for movement.
