Beth, we can do all the great marketing we want. Our job is to get showings. If the home is not priced right, the time and effort are wasted. Not sure why sellers do not understand...when I am home shopping with buyers, they look at a bunch of homes and they CAN SEE which ones are well priced.

Great post..You have hit the nail on the head, Price it right, present it in it's best light and as Barbara Todaro always said "Market like you mean it." Sellers with all that said..let the buyers come and look! Be flexible on showings....plan to be gone so they and their agents can talk. The time will be short on the market!
