Where Do You Do What You Love to Do?

Licensed by each state, real estate agents can practice their craft in any area of the state. However, for REALTORS® this would violate Article 11 of the Code of Ethics and Standards of Practice.  In Article 11, the following is written:

“REALTORS® shall not undertake to provide specialized professional services concerning a type of property or service that is outside their field of competence unless they engage the assistance of one who is competent on such types of property or service or unless the facts are fully disclosed to the client.”

My area of competence is “I love selling dirt” in Mohave County, AZ and on rare occasions in Yavapai County, AZ.

The Preamble of the Code of Ethics begins with these five words:

Under all is the land.

Maybe that is why I truly love selling dirt.  Walking vacant land parcels with buyers or just walking the parcel when considering a vacant land listing brings a sense of appreciation of God's creation, happiness and peace.  Between all the rocks (AZ is full of rocks), natural high desert vegetation, the open range cattle, wild burros and occasional wild horses I get a sense of the Old West. Then looking at the 360 mountain views with both incredible sunrises and sunsets, there is no better place to be than here in the high desert. Selling dirt allows others to feel and see “under all is the land.”

Yes, I have sold homes in Golden Valley, AZ, Chloride, AZ, Kingman, AZ, Meadview, AZ and Yucca, AZ. Listing and selling homes also does require walking the dirt. I just prefer the openness of vacant land and listening to the buyers share their visions. Then having the opportunity of driving by later and seeing all the progress only reaffirms why I love selling dirt.

Being local, I have driven over and walked much of the dirt here in Mohave County. My listing always have at least 15 plus photos because I have physically walked the parcel. What does concern me is non-local licensed real estate agents selling vacant land and not knowing road accessibility, local ordinances and general property value.  The MLS does not have all the information necessary.

Where you do what you love to do is up to each licensed real estate agent. As it has been said by others “Choose Wisely” when looking for a real estate agent.  Their area of competency is to your advantage as a dirt vacant land seller, dirt vacant land buyer, residential home seller or residential home buyer.

Hello Leanne - you are addressing one of my pet peeves about some real estate practitioners.  Local knowledge and insight are important.  And along that same animal theme, maybe it's the snakes, rats and wolves plus a lot more that make the industry seem zoo-like at times.  Hmm...

Well another commonality we share, Michael Jacobs I would never even attempt to sell any property in Maricopa County.  I would make referrals. As to animal theme, yes rats (pack rats), badgers, bobcats and mountain lions does make the walking dirt quite interesting. Of course there are always the 2 legged creatures.

It seems that a good portion of expired listings (in my area, anyway) are listed by agents an hour plus or with origins in another state.

I am seeing more agents from down south, Maricopa County listing property here in Mohave County. Additionally, there is one city in Mohave County, I would always make referrals. Usually I can tell the area of competency by the presence of photos or lack thereof.

Good morning Leanne. Under all is the land. Yet what is under the land or the land around it remains mystery until verified. In your area, water rights, water availability and location, if available of utilities are all things easily overlooked by anxious buyers. That is where your expertise is essential since you take the time to verify the important items. Enjoy your day.
