Snowbird Rentals in Destin

By
Real Estate Broker/Owner

We are almost over the season where we all host long term guests, most of them running away from colder northern states and Canada, a.k.a. snowbirds. Some property owners do not prefer hosting snowbirds, and some love to.

There are many things to do in Destin for snowbirds.

Let's have a look what advantages and disadvantages of renting to snowbirds:

Pros:

  1. Additional Income: Renting out your property to snowbirds can provide a steady and additional income stream, especially during the winter months when the property might otherwise be vacant.
  2. Occupancy Throughout the Year: Hosting snowbirds can help maintain year-round occupancy, reducing the risk of extended vacancy periods and potential income loss.
  3. Property Maintenance: Occupied properties are often better maintained. Snowbirds typically have a vested interest in caring for the property during their stay.
  4. Cultural Exchange: Hosting snowbirds allows for cultural exchange as individuals from different regions or countries spend time in your property.
  5. Local Business Boost: The presence of snowbirds can contribute to the local economy as they frequent local businesses and services during their stay.

Cons:

  1. Seasonal Income: While hosting snowbirds can provide income during the winter season, you may face challenges in finding occupants for the property during other times of the year. If you get direct bookings, those long stays may also affect your rankings in VRBO and Airbnb.
  2. Wear and Tear: More extended stays can lead to increased wear and tear on the property compared to short-term rentals. Regular maintenance and repairs may be needed but usually property is not available for cleaning until they check-out
  3. Limited Flexibility: Hosting snowbirds usually involves more extended lease agreements, limiting your flexibility to use or make changes to the property during certain times of the year.
  4. Property Management Challenges: Managing a property from a distance, especially if you're not in the same region as your snowbird tenants, can present challenges in terms of property management, maintenance, and addressing issues promptly.
  5. Cultural Differences: Cultural differences between the host and the snowbirds may lead to misunderstandings or conflicts, particularly if expectations regarding property use and norms differ.

Before deciding to host snowbirds, it's essential to carefully consider your preferences, the local rental market, and the specific terms of any lease agreements to ensure a mutually beneficial arrangement.
