When someone wants to buy land the first step is to determine what the dream is for its use. Do they want to plant a garden, have animals, or get away from their neighbors? Do they want to be able to ride 4 wheelers on it and have a manufactured home?
The topography of the property is always something to consider. Can it be hilly, mountainous or does it need to be flat?

When making an offer having proof of funds is important as your offer is taken more seriously.
Walking the land is something one needs to prepare for. From what they wear, to what they bring with them and even the apps on their phones! The choice of clothing and shoes worn are important to keep from ruining clothing to protecting arms and legs from scratches and bites.
Depending on how much you plan on walking you may want to consider bringing water, snacks, towels/napkins, toilet paper and bug spray. You will also want to make sure you have notified someone of where you will be and have apps loaded on your phone to assist you walking the land. Apps like Land Glide and Hunt Stand are popular and will help you to make sure you are on the property and aid you in walking the lines.
Unless the area is a complete no go, make sure you don’t discount a piece of land without giving it a good look. There have been many a property that from a drive by you may cross off the list. Once you really give it a chance by walking it, lots of time you will be surprised. Homesites and views you didn’t realize existed reveal themselves when you get on a property.
Once you have identified a property you will need to make sure water, power and sewer/septic are an affordable possibility.
The last thing I want to encourage you to learn about is rollback taxes. Depending on the property they could be an issue.
