Month of Jan. 2024 – Units sales of 41 are 11 more than last year’s 30 sales, a 37% increase. Average & Median Sale Price are down 7.4% and 7.2% respectively vs one year ago. On a cost per sq ft basis, Average is $217.4/ft. See attached chart. Days on Market of 67 compared last month’s 84 days showing the pace of the market is speeding up. Looking ahead to March 2024, there are 46 re-sale homes currently contingent or under contract/pending. We will easily reach last March’s total of 37.
Feb YTD 2024 Strong unit sales for the first two months have resulted in 67 units sold compared to 47 one year ago, a 43% increase. The Average Sale Price of $434.6 is a 7.6% decrease from prior year. I cannot help but believe with strong demand and the pace of the marketing speeding up, we have seen the end of price decline. Time will tell.
