Women Investing In Real Estate
It’s International Women's Month so here are a few statistics about women investors in real estate.
I am an investor, and every house I look at for myself has to fit several criteria:
- Would I live there?
- Can I make money there?
- How can I make money there?
The first house I bought in Maryland was a 2 unit property. I bought it purely as an investment. It was around the corner from where I lived (fits the would I live there) and the rent on one unit paid the mortgage on the house (fits both #2 and #3). In the beginning, I wasn’t a licensed Realtor yet, I had a small consulting business, and I converted the upstairs apartment to an office for myself so that clients didn’t have to come to my house and I rented the downstairs apartment out. I still own that property, since then I made some improvements and converted it to a single-family home and it has been rented to the same family for 15 years and more than half the rent is positive cash flow.
The other home I own, I live in. I run a small Airbnb business from here, it's not a huge house, just a small 3 bedroom cape cod style home with a bedroom on the second floor, 2 bedrooms on the main floor, and my space (bedroom and office) is in the basement. I rent all 3 rooms out and it more than cashflows. I love my neighborhood, will I stay here forever, probably not and if I don’t what I will likely do is make the basement a 1 bedroom apartment, it a walk-out basement level with the rear yard, and rent both units separately. Then, I will move on to my next investment. My long-term goal is to own 5 units so that I can retire comfortably
In 2021, 31.6% of real estate investors were women, that number was up from 28.02% in 2020. Male investors on average make $88536, whereas female investors make on average $81,499.
