Ask An Ambassador: What's Your Blogging Priority?

When you first start blogging, chances are you'll blog about ANYTHING just to get a post completed!  Unless you've got prior experience blogging before arriving here in the Rain, I liken beginning blogging to being a kid with training wheels on your bike.  You're moving along, maybe not too quickly, and maybe with some side to side wobbles, but you're heading in the rough direction you want to go.

As you gain experience blogging, it usually gets easier.  The mechanics are in place.  You know how to use the blog editor, where to find usable pictures, and the ideas come easier.

As you progress, the next step is determining how to prioritize your topics.

The key is asking yourself:  "Who is my target audience?".

Is it other real estate professionals or consumers?

The answer influences not just your topic choice, but the length of time you want your blog post to last, and IMO, the posts that last the longest (aka Evergreen Posts) are the top priority if you're trying to gain business.

Some topics have a very, very short shelf life (new listing/open house announcements, local events, etc.), but they have their place and can prove value to both other agents (they can see you do business, know your market, etc.) and to your market's home buyers and sellers.

That said, unless you live in an area highly likely to generate lots of incoming referrals, you're best bet to help generate business is blogging to the potential customers in your area.

My personal opinion is blogging is better suited to attracting potential buyers rather than potential sellers.  Not to say you can't attract potential sellers (I have on occasion), but think about how many agents most potential sellers already know and the likelihood that they're going to go to the Internet to find another candidate?  Probably not so good, right?  But what I've had happen more often is what I categorize as "accidental" listings.  Someone contacts you about buying and it can become a package deal if they have a home to sell after you help them make the right purchase.

So that last bit might have been a bit of a wobble in direction, but it helps you set your priorities.

What topics are most likely to make your phone ring or you email sound "you've got mail!"?

Those posts need to be the priority.

Squeeze in the Just For Fun posts to keep yourself feeling positive about blogging regularly, because even those off topic posts may just provide a bonding point for a reader (they have Chihuahuas too?  Another military vet?  Beekeeper?).

The more evergreen posts you have working for you, the more liberty you have to blog what you want, when you want.

Initially the priority was to make authentic connections with other agent within AZ and the rest of the US. Now in 2024 the second priority will be to buyers moving to NW AZ as well as sellers in NW AZ.

I think that is a similar path to most people that stick around, the social aspect first while we learn the ropes, then more focus on consumer facing posts.

The challenge, what's the attention span of the audience?  I don't have anything against longer posts if they flow well and offer good content, but some, after the first paragraph you know they'll mentally check out.

I do think most leads who come to us from our blog posts are buyers. At least that's true for me. I did however get sellers from other types of marketing, just not my blog post.

We had more luck with our snail mail monthly newsletter campaign to past expireds, but it was very labor intensive (and not the cheapest monthly expense even with bulk rate postage), so we eventually stopped.

As an early blogger and very early member of Activerain, I've been blogging for a long time now and have seen some big changes. 

My first Activerain post was in 2009 when I was still living and working in Knoxville, Tennessee and my first blog platform was launched in early 2002 if I recall correctly. 

I still blog for fun sometimes but my focus is primarily on educating buyers and sellers and attracting business.

Bill you made me think about what we used to do way back when.  Interestingly enough we did a lot of subdivision posts and low and behold my first call was from a seller wanting to sell and then buy.  From there for some reason it seemed to be sellers, which looking back seems a bit odd. It was all good.

To me, if you market in an area with subdivisions, it's worthwhile to cherry pick ones with high turnover, solid pricepoint, etc. and create pages about them.  They work for years and years :)

Everyone has their niche and the outlets for their attempt to attract business.  I will ask a caller how they found me and keep that as a thought for future posts.  Keeping in touch with the sphere always gets me the listings, however.

Years ago I had a listing for an island in the Potomac River that I blogged about. It never sold due to a Title issue, but my blog led to a listing for another island in the Potomac and that one did sell! So, yes blogging works , especially for unique properties.
