Vista is inland in North San Diego County, bordered by Oceanside, Carlsbad and San Marcos. Vista offers a variety of housing, with tract home communities, custom homes, condos and townhomes, rental complexes, and 55+ communities.
You’ll also find homes in rural areas with large lots, and on the hills, some offering panoramic views.
In addition to mixed use and agricultural areas, Vista has a growing and changing downtown with plentiful dining and shopping opportunities and services. Major commuting routes (e.g., the 15 and 78 freeways) are easily accessible.
The Vista Farmers Market, founded in 1981, is the longest running farmers market in San Diego. The Farmers Market takes place on Saturdays at the Vista Courthouse Complex on Melrose about ½ mile south of the 78 freeway. It’s certainly worth a visit for fresh produce, artisanal and prepared foods, and so much more.
It’s important that buyers and sellers in the Vista housing market have current information on local market conditions in order to make educated decisions about buying and selling Vista homes for sale.

68 homes sold in Vista in February, 36% more sales than last month. Here are the specifics:
Single Family Homes Sold
57 (up 50%); 33 Average Days on Market; The Average Sales Price was $960,369 (up 2%); Average sales price was 98% of original asking price.
Condos, Townhomes & Duplexes Sold
11 (down by 1); 32 Average Days on Market; The Average Sales Price was $563,727 (down 8%); Average sales price was 99% of original asking price.
Substantially more Vista homes sold in February than in January. There were more detached single family home sales, but 1 less condo, townhome and duplex sale. The average sales price was up slightly for single family homes, but down for condos, townhomes and duplexes.
The average marketing time was shorter for single family homes, but longer for condos, townhomes and duplexes. Sales prices ranged from $162,500 to $1,640,000. 10 of the sales were for cash (15%).
Buyers often ask if Vista homes are selling quickly. The answer is that plenty of them are, with 37% going pending in 7 days or less in February. Consequently buyers should be ready to make quick decisions about touring homes and making offers.
While many buyers were able to negotiate their home prices down from list price, half (50%) paid list price or higher. It’s wise to keep this in mind when planning an offer strategy.
The median sales price of the single family homes was up 6% to $930,000, but down 7% to $545,000 for condos, townhomes and duplexes compared to January.

Inventory improved modestly with 69 homes for sale in Vista at the end of February versus 64 last month. Home prices range from $439,000 to $5,999,000. This is a supply of 27 days for single family homes (down from 1 month last month), based on the current rate of sales over the last 3 months. There is a 2.2 month supply of condos, townhomes and duplexes (up from 2 months last month).
Vista remains a very strong seller’s market based on supply and demand especially for single family homes.
60 new listings came on the market in February, down 4 from last month. The number of homes going pending dropped from 59 to 46 last month, excluding homes that closed escrow in February.
