The International Builder Show in Last Vegas is like Disneyland for me. Not just the Builder Show, but I got to go to the Kitchen & Bath show too! I loved it. This week I want to give you some highlights and take-aways that I think brokers need to be aware of when providing service to both buyers and sellers.
Right now, you have a lot of homeowners that are getting ready to go to market and they may be thinking of what kinds of things they may need to update to get top dollar. As their agent, you should be knowledgeable of new home trends.
Let's talk trends for a moment and start with countertops. Gone are the days when the only choice was quartz. Wilsonart has a new line of Thinscape countertop that you cannot even tell that the product isn't quartz. For doing a quick rehab or getting a house ready to sell, that is a big a winner.
Other examples include new luxury vinyl product for cabinets and flooring where you cannot tell the difference between vinyl and wood anymore. The good stuff is here and prices have finally stabilized. Then we have things like electric fireplaces that are gorgeous, easy-to-install, and don't require the owner to do a bunch of demolition or deal with gas lines. If you haven't seen one before, do yourself a favor and learn about steam fireplaces, which are beautiful. If you have not been in a tile and flooring store lately, look for gorgeous, new, porcelain tiling product that doesn't sunburn, is more durable, is affordable and amazing.
The point is, it is really easy right now for homeowners, buyers, and sellers to make some dramatic changes to their homes with these modular, quick-install products. There are higher-grade and better-looking products out there for everyone now, not just for luxury. As agents, you need to know interior product so that when you walk into a client's home and you see that their flooring is a disaster, you can make a recommendation and impress them with your knowledge.
This isn't just for sellers looking for top-dollar either. This is information your buyers need. In today's limited inventory market, buyers may be looking at their less-than-perfect home because that's the only product on the market. Do you know what an incredible service you are doing for them when you help them look beyond the surface of a home and give them ideas about the possibilities? You are opening new opportunities for them to buy, do some quick remodeling, and ultimately have the home they want.
This is great information to have and it is super important that you know your stuff. You are in the business of home-interiors, you are in the business of exteriors. You need to know what the trends are. Go to a store, have some fun, and start learning what is new out there.
