Kathy Streib,  The old photos were taken before the house was listed, while the new ones were captured after the sellers moved out. Both images can help potential buyers see and visualize according to their preferences.

This approach to the listing was the right one. The furnished photos were taken around two years ago when they were considering moving. However, they decided to move before selling, so they took the opportunity to take photos without furniture. I believe this provides the best of both worlds.

Hello Margaret - as Kathy Streib commented, I enjoy the term "it depends" on a number of occasions.  And that's because it works effectively in many ways.  I have met many buyers and other real people who say they can, at first, "visualize" beyond what is seen.  That is the case sometimes - emphasis on "some".   It's difficult, yes - not impossible - so decisions of marketing anything - prompt an "it decisions" response.

I personally would rather see a house staged to capture the lifestyle of the home and how spaces could be utilized but there are many who prefer to see it vacant. I agree with Kathy Streib "it depends" you have come up with a way to show both that appeals to everyone!

Hello, Miss Margaret Rome Baltimore 410-530-2400 this is a very creative suggestion. As others have stated, it depends.  Smaller homes, I go with light staging ... less is more.
