What Exactly Does "Low Inventory" Mean with Real Estate

You’ve heard the words “Low Inventory” for over a year now, but what exactly does that mean?

Picture this: Tucson's real estate market is like a game of musical chairs, but with houses. Now, when there's low inventory, it's like there are way fewer chairs than people playing.

So, what happens? Well, first off, everyone starts scrambling. Buyers are looking for homes, but there just aren't enough to go around.  With fewer options, buyers get competitive. They start bidding higher and higher to snag one of the few available homes. That means prices shoot up, which is great news for sellers, but not so much for buyers trying to snag a deal.

HOWEVER, sellers can and have overpriced their homes in this kind of market and here’s what happens.  With the higher interest rates, today’s buyers are willing to…wait it out.  See if the price drops.  And, if your home sits on the market too long, everyone starts to wonder “What’s wrong with it”.  Pricing your home competitively is the best move for sellers, even with less homes on the market.

And, here's the kicker: with limited choices, buyers might have to compromise. Maybe you can't get everything on your wish list—like that extra bedroom or the perfect location—because there just aren't enough homes to pick from. It's like trying to make a gourmet meal with whatever's left in the fridge. (Ever watched Chopped – they are GREAT at that!!)

Having a shortage of homes on the market can mess up the whole rhythm.  Why?  Some sellers are holding off on listing their homes because they know they'll struggle to find something else themselves. It's like a real estate standoff—you don't want to make a move until you know there's something good waiting for you.  Now, more than ever, a good agent can help you walk that tricky balance beam!

Overall, low inventory in Tucson's real estate market means a whole lot of stress on both sides of the transaction.  Choose an experienced, dedicated Real Estate Team – the Golden Girls with SW Desert Homes to help navigate that dance floor.  Now, someone cue that music…

Hello Cara - while real estate is not an official game, your comparison to musical chairs is quite relatable even to a non-jock like me.  Like athletics, understanding the factors involved can lead to a competitive advantage.

Very true, Michael Jacobs  Did you ever play as a kid?  It's been a long time for me and I really can't remember if I ever win!  Thank goodness knowledge tends to triumph over physical prowess nowadays.

Cara Marcelle Mancuso - although I don't have clear reminisces of playing, I am sure I did.  As for "winning" - I am sure there was some timely move-making going on.

Cara Marcelle Mancuso good explanation.  It is as simple as supply and demand.  When demand is high, but supply is low, the price increases.  It is the same with the availability of homes.  The fewer the homes on the market the higher the price.

Spoken like a professional who knows George Souto!  I had a listing coming on recently, and a neighborhing home came on the market, same price.  My clients immediately thought because of various reasons, that their house surely must be worth more, because of that price.  I mentioned politely that perhaps in actuality, that house is worth LESS than what it was listed at.  That house is still on the market, so it seems that's holding true.  :)

Call a Marana neighbor, I'm THERE!

Hi Endre Barath, Jr.  How are all the weather patterns affecting RE in Beverly Hills?  It's interesting to read of the "bad" weather being such a problem for CA, when the reputation has always been that it's one of the BEST climate areas.  I feel for the victims of too much rain this year.

For almost 3 years now, we have had 1,500 Agents trying to sell 250 ( or less ) Listings

per Month . That’s less than 500 Sides/ Units with 1,500 Agents hoping to get some ,

I would imagine some of the agents that sell 1 or less properties a year might re-think their career Michael J. Perry
