Finding investment property might seem like a needle in a hay stack for a lot of people, but it's a niche I fell into and really have fun with! It started with a floor call, someone looking for a property they could flip. At the time of the market, A sellers market, a little harder to do, but clients that had their rehab crews set up, could potentially make a profit with these fixer properties.
I'm a shopper at heart, and truly love the hunt of that house that's going to make someone money! Whether it's a mild to major fixer, cracked slab, or just needs some cosmetic work, I've created a system for finding these types of properties (only in areas I'm really familiar with), running the comps and finding out what the spread needs to be in order for it to make sense for the purchase.
In my line of work, I've also met some great lenders, including hard money lenders that are often necessary for 100% financing for non-owner occupied properties, as these often are.
Doesn't matter if you're looking for a home to live in for future investment, or something you can purchase for a rental, finding good investment properties is a job I am passionate about!
