I am lucky; my parents are doing well, and I often see and talk with them. I love discussing stuff with my father. With 8-plus decades of life experience, my father truly enjoys discussing current topics. 

My dad and I recently discussed the NAR commission settlement. Besides thinking they have once again let the industry down, we both think it was a complete disaster and that they are relying upon you guys, "the professionals in the room!" 

Speaking of the professionals in the room, who are these people? I will tell you that the professionals in the room are not the "average Realtor," making a median gross income of $56,400. Trust me when I tell you that the "hobbyists" will slowly move out of the way, and it will be you guys, the real professionals in the room, gutting it out as usual. 

It will be interesting to see how the industry develops. Nothing should stop the best broker/agent from helping consumers negotiate the critical process of buying and selling homes. It has always been the real professionals in the room making the difference for homebuyers and sellers. Even in new terrain- you guys will adjust and provide quality care and service. 

Besides that, I hope all is well with AR and its members- YOU GUYS! As for me... I am a "hobbyist" activerain member walking on broken glass.

You're fortunate to have your parents still, Jon.  I lost my father when I was 23, and my mother when I was 32.  There has been so much life that I have experienced before they passed, that I wish they could have seen.  There was no internet when they departed in 1966 and 1975.  I worked at a software development company for several years.  I can't even imagine trying to explain all that to them.

Hi Myrl... I am one of the few of my friends who still have both parents living. My dad has still never used a computer, and he still has trouble using his smartphone, but thankfully, the phone is the computer that he uses to get information from the internet...     Wow, it's been a while since we've seen you on ActiveRain!   Yes, I just read the other comments and sub-comments on this thread; I am glad to know that you are doing well. 

 

    As for the NAR Train Wreck?  You called it.  The part-timers and the "hobbyists" will most likely bail out of the business. 

     That leaves the rest of us to clean up the mess, put it behind us, and continue guiding the Buying and Selling Public through their real estate transactions.

Jon it's awesome to see you in the rain! Sounds like you've carved out a really sweet life on your old-new boat!  How fun is that! And I love that you're able to have great conversations with your Dad and that he's on top of and aware of NAR's latest debacle.  You're spot on, the movers and shakers will continue to move and shake and the others will move on out of the biz or continue on in the same fashion. Some things never change!

I have a feeling commissions will be market driven . Lower commissions rate when market is hot when buyers line up with offers . Higher commission rate when market is slow with properties on market longe

It will be interesting to see how commission structure plays out, Edward. I have no problem with the buying side paying their brokerage for representation. 

Soon we will all find out what's to be... The real professionals should find a way to make it work for them (IMO)...

Jon, great to see you back in the Rain!
I'll play devil's advocate, maybe the hobbyists won't go away as quickly as some might expect.  If you already have a steady income and can tie in with a minimal cost brokerage and keep your expenses low, completing 1-2 transactions might be all that is needed if they're working in a high price market such as Cali, or for that matter, the right target market here in Ohio.  They'll still need to provide acceptable service and expertise, but I don't see anything in the proposed NAR settlement that is going to raise the bar to entry into real estate.  What I think might happen is agents who are close to retirement, just might do so.  I watched that happen a lot in my corporate engineering job during COVID.  A fair number of people who were eligible for retirement didn't want the extra hassle of going into work, daily certifying no exposure, health certificates, mandatory vaccines, etc. and they just called it a career instead.

Jon, true, the ones that can adapt, or have a significant client based referral business probably won't even blink at any changes.  People will always work with agents they trust.

We're personally on the home stretch of our active real estate careers before transitioning to a referral relationship instead.  Like you have your boat, we've got 10 acres on a mountaintop outside of Harpers Ferry WV.  We're building what is meant to be our last home this year, and I'll go full time remote for my engineering job until retirement in the next few years.  There will be plenty to do with our new place getting gardens set up, landscaping, and just exploring the new area.  I'll tinker with our IDX pages and refer out any leads back to an agent or two in Ohio, and if the business doesn't generate enough income to offset the expenses, well it's easy enough to pull the plug on our websites, or maybe sell off the content.  Time will tell :)
