An apartment complex I have listed For Sale in a very small town in central Nebraska is partially closed. Seller has completely signed and the buyer will finalize their docs in about 2 hours!
It might seem like a pretty normal closing except this complex has 14 units in a town of about 350 people. Somewhat rare for small towns.
The positive is the buyers are from a small town about 100 miles north and understand small town Nebraska.
Plus the University of Nebraska Cattle Research Center is 8 miles away and the consolidated high school is 3 miles away...with a John Deere dealership and large Co-op elevator are within a mile.
Very unique setup that these buyers will reap the rewards from over time. Had two other deals that buyers backed out of on it...and those buyers are the real losers. (in more ways than one...but that is a story for another time)
The seller has owned for over 15 years and is moving on to another chapter in their lives. It is a second marriage and this will complete their transition.
They also sold a beautiful home with Mach1 Realty and also purchased a country estate from us over the past 4 months.
I met them through a previous apartment listing I had last year. She said she liked how I marketed that property.
Moral of the story: Buyers and Sellers are always watching...make sure you have quality information and documentation.
