We just had a meeting with an investor who wants us to list his vacant condo. Although inventory at most condo communities are needed, this particular community is harder to sell and there are several similar units currently on the market.

Our Suggestion Is To Stage The Unit, And Here Are The Reasons Why We Suggested This:

  1. Staging helps buyers envision themselves living in the space
  2. Makes the home appear larger and more inviting
  3. Highlights the best features of the condo
  4. Help the condo stand out in the market
  5. Can increase the sale price of the unit
  6. Makes it easier for buyers to make a decision
  7. Can decrease the time it takes to sell
  8. Helps buyers see the potential of the condo
  9. Can make the home appear more well-maintained
  10. It may increase the number of showings and offers to get it Sold

I became a fan of staging more than a decade ago when I was selling my own co-op. It had been cleaned and painted, with the floors resanded. It looked great but was vacant/empty. It wasn't selling even with price reductions. I hired a stager and within a week of going back online with new photos we had an accepted offer. Staging was totally worth the $$.

Good morning, Sheila and Larry... I'm a big believer in staging... be it real or virtual. One of the first condos I sold in Charlotte many years ago came to me when the owner, who had moved out six months prior, failed to sell her home with another agent after six months on market. I had it cleaned and staged, increased the asking price and had it sold in one week.

You know my stance on staging! A big YES and for all the reasons listed. I convinced my seller on a condo I have under contract to stage his condo and it was the best money invested! I really don't think buyers could have seen the potential of this condo.

All good reasons Larry and Sheila!!!  And yes, vacant rooms are perceived as smaller. Buyers need to see that the primary bedroom can hold a queen or larger bed!

I love stagging it gives the vision to a potential buyer... when the place looks like a mess I prefer virtual staging to give the buyers the idea what it could look like instead of seeing the mess. Endre
