Out of Area Listing Agents Create Incredible Opportunities

Yesterday I heard a frequent comment from potential real estate buyers. That comment was this:

“I called several agents and no one wanted to show me rural properties or answer my questions. One agent gave me the directions to his listing and acknowledged he was the listing agent, but could not show me his listing.”

This comment was made during a phone call as I was returning from a brokerage meeting to the east of Kingman, AZ near the Yavapai County Line about 50 miles from my home office in Golden Valley, AZ.  Fortunately, I was only half way home and was able to stop at a local fuel station on I40 and call back the potential buyers.

Even though I had some other real estate activities to undertake, I responded to this potential client who was very frustrated. The end result was I invested 3 hours in physically showing this couple 2 properties with one of the properties being listed by a local real estate agent who had the worst directions one could imagine.

Fortunately, my OnxHunt app along with the support of another agent at Dirt Road Real Estate, I was able to locate the property in question. The couple liked the property but had to have agreement as they were undertaking a joint property purchase. At this time, no offer has been presented.

The opportunity this unexpected showing revealed is that I was able to educate the potential buyers about this particular rural subdivision as well as other information.  As people buy from people they know and trust, my responsiveness created a trust opportunity.  Going forward, no one knows what might happen. What I do know is this couple will share with others their positive experience with me as well as the brokerage Dirt Road Real Estate.

When out of area real estate agents list properties anywhere from 150 to 200 plus miles from their offices, this only reaffirms the negative perception that is held by many consumers, the general public.  However, when the consumer reaches out to a local real estate agent, these out of area real estate agents lose business and fail to protect and promote their own sellers. 

P.S. My father a professional salesman always reminded me "to strike while the iron is hot."

Hi Leanne,
I have never understood why agents take on clients they can't properly serve. It provides opportunities for agents like you but isn't good for the overall reputation of the industry.

Any seller who hires an agent who lives and "works" out of the area, 100-200 miles deserves the result they get. 

I recently consulted with someone whose financial advisor was "pushing" their cousin to list the home.  The cousin works and lives over 200 miles from the property.  Thankfully, the person was wise enough to know that would not work. The financial advisor was relentless in their efforts. How tacky and unprofessional.

Good morning Leanne. You deal with so many issues with the properties you represent that it seems logical that people seek out those with knowledge. Unfortunately emotion comes before logic and tha tcan be, and often is, the problem. Notice trust is further down the trail.  Enjoy your day.

I currently have a listing pending that have sold twice previously.  When it was listed in 1999 the year I sold it the first time, it was under priced by about $40,000.  Why? because it was listed by an out of area agent who really had no clue as to what the price should be.  Now, honestly, that's less likely to happen as much under listed today because computer searches are much better to assist in "the going price" for similar properties.  But that agent did her sellers a HUGE disservice in listing it when she had zero idea of what it should have been listed for.  My buyers, however, where thrilled with their deal.  

We recently also had a similar situation with buyers finally coming to us to make an offer when the listing agent "couldn't be bothered" to show her listing.  The buyers are now under contract on a different property because we found them something better that fit their needs.  If the listing agent had come to show the property, her seller might have gotten their offer and sold their property.

Lazy agents, unknowledgeable agents are a two sided sword. On one side they give licensed professional agents within the real estate industry a negative reputation. On the other side, they present licensed professional agents an opportunity. Congratulations on your opportunities.

Great post Leanne Smith  I totally agree with you. It is not good business to list property outside of your area for so many reasons. Hopefully these folks will purchase their property soon and work only with you!
