One of my favorite things about using blogging for lead generation is that when used properly, the results attract clients you WANT to work with.

The longer I'm in this business and the older I get, the less I want to work with people that make even the simplest parts of real estate harder than it needs to be.

That doesn't mean I'm not willing to work hard, because I do work hard, but it's for people I've chosen to give my time and energy to.

With a focus on low maintenance homes and almost as likely the last ever home for many of our buyers, patience is key.  Few of those clients come to us in a "ready now" state, but well in advance of buying their next home...but are willing to move up the timelines if the right home shows up tomorrow.

These consumers have already dug into the content about patio homes, condos, landominiums, new construction, etc. that is available in our market, so they've got a pretty good idea of what to expect from the market and the process, and are trusting us to provide guidance.  We're they're real estate sherpa.

On the other end of the spectrum is the cold call that leads off with "how much do you charge?" or "how much will you rebate me?".  There is no trust, the agent is strictly a commodity and any expertise I have is NOT what is being sought.

Frankly the latter category is probably the first to kick you to the curb if they think they can what they consider a better deal without you, and I suspect they may salivate at the recent settlement related headlines thinking their next agent will work as close to free as they can get!

Blogging can help you vette your clients when you focus your content on the type of client that makes you enjoy working in this business.  Figure out what THEY want, and provide it.

Do that, and you can easily walk away from the potential clients that are waving the red flag within seconds of contact.

We do not have to work with everyone that contacts us, the process works in both directions.

Very true.  I'm selective about who I let in (e.g. Facebook requests).  I'll check out the profile of another agent or stranger before agreeing to connect.  If they look high drama, I'm not going there.

An agent recently told me about a client who talked over him, refused to listen to any advice and never allowed room for him to speak. Ugh! Not someone I'd choose to work for, Bliz. We only have so many rotations and I want to increase mine, not deplete them.

Time is precious , I agree ,it's a show stopper when one of the first questions is: "how much do you charge?" or "how much will you rebate me?".  In Maryland rebating is illegal!

Yes indeed. When those calls do come, it's up to us to decide who we want to work with. There are definitely those we hear from who will take a lot of time and effort and in the end it will be for naught. The longer we are in the business, the better we can get at figuring out which is which.

Monday of this week.  (No Joke)

Referral from an out of area agent who has referred us mulitple times. 

Scenario: Referring agent has close Friend who had home listed at $328,900 and was under contract 2 times that fell apart.  Seller fires agent. Could not get exact reasons why.  Was on the market for over 120 days which is long in our markets.

My (extremely successful) agent met with the owners and they were adamant about re-listing but wanted the new list price at $350,000.  And if we would not agree to the list price even though No comps come even close to that...well they have another agent they are talking with who will list it high.

My agent calls me and wants my opinion.  ME: "RUN!  Tell them we are not a good fit for their goals and RUN!  Blame it on me!"  "Then call the referring agent and explain why and if needed...blame it on me!" 

And she did...and we walked away. And referring agent totally understood.

Never be afraid to walk away or in some cases...RUN!

Ahh...the ever popular, "buy the listing with a higher than justified price, then hope they finally get motivated and be the 2nd or 3rd mouse who gets the cheese" strategy!!
Yep, the red flags were waving big time with those sellers and good you did the RUN away approach!

Love your post because its so true! Never be afraid to walk away..I walked away from 4 listings last year from those who only cared about the break I was going to give them in fees. Over the years I've learned to listen to my gut!

It's definitely a two way street.  I can be very patient if the clients are sincere, but when it becomes obvious they're not really serious about doing something and I've got drives to the edge of my service area every showing, something has to give.
