I agree, I worry about people at the bottom of the market where defects are common who may not have the funds to fix major issues they are not prepared for. I could see a huge influx of foreclosures coming due to this.  Couple that with the poor-quality flips going on all over that also service the lower end of the market often and I think a lot of people are going to have major financial issues in the near future unfortunately.

Inspections are not done to steal value from a seller, but to let a buyer appreciate the home they are making a commitment to purchase. If a seller has been in a house for a long time, they may not be even aware of issues that would have been large for them as well if not undetected. 

As long as the inspections is fair and not an attack on anyone all will win.

You're correct, the vast majority of the major defects I find in a home the sellers are unaware of.  Sometimes they seem almost embarrassed, but I always assure them it is very common and people simply don't inspect their own homes or crawl around in a crawlspace or get up in attics very often and that's where a lot of defects are found.
