Solana Beach bluffs and beachSolana Beach is a coastal town just south of Cardiff by the Sea and Encinitas, and is one of the more expensive communities along the North San Diego County coastline.


It’s essential for buyers and sellers to have current information about local market conditions in Solana Beach in order to make educated decisions about buying or selling Solana Beach Homes for Sale.

The following information was taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed to be reliable when this report was published but are not guaranteed.


10 homes sold in Solana Beach in March, down 3 from February. Here are the specifics:


Single Family Homes Sold
3 (down by 2); 14 Days on Market; the Average Sales Price was $2,788,333 (down 26%); Average Sales Price was 101% of the original asking price.

Condos, Townhomes and Duplexes Sold
7 (down by 1); 12 Average Days on Market; Average Sales Price $1,220,000 (slight change); the Average sales price was 100% of the original asking price.


Overall sales volume for the Solana Beach housing market decreased from last month. Condo, townhome and duplex sales were down 1, and 2 fewer single family homes sold than in February. The average sales price for condos, townhomes and duplexes remained about the same as last month, while the average sales price for single family home sales dropped substantially (all 5 sales in February were over $2.5M which raised that average significantly).


The average marketing time for the single family home sales was shorter than last month. The average marketing time was slightly longer for condos, townhomes and duplexes compared to February. Half of the homes went pending in 7 days or less.


Sales prices ranged from $915,000 to $3,100,000. The median sales price of condos, townhomes and duplexes in March was $1,250,000 (up 10%). The median price for single family homes was $2,700,000 (up 1%).


Half of the home buyers negotiated their sales prices, and half paid asking price or higher for their new homes.


Solana Beach townhomes


At the end of March there were 22 homes for sale in Solana Beach, the same as in February. Home prices range from $1,250,000 to $7,950,000.


Solana Beach has an inventory of 1 month for condos, townhomes and duplexes (up from 25 days last month), and 4.1 months for single family homes (down from 5.7 months last month). This is based on the rate of sales over the last 3 months.


Solana Beach continues to be a very strong seller’s market for condos, townhomes and duplexes, and is a seller’s market for single family home buyers.


12 new listings came on the Solana Beach real estate market in March versus 20 last month. The number of homes going pending (excluding homes that sold in March) decreased from 10 to 8.


Because of the limited number of sales in Solana Beach one should not draw firm conclusions about pricing or other trends.

I certainly understand Endre Barath, Jr.  It's a bit of a drive round-trip and especially if the traffic gets ugly. There will be opportunities ahead.
