Deciding to sell your present home but want to make a few adjustments before listing? Here are some bullet points for what is important and what is not important to update when selling a  house:

Important updates:

  • Repainting walls and ceilings to a neutral color
  • Refinishing or replacing worn or outdated flooring
  • Repairing or replacing any broken fixtures, appliances, or hardware
  • Replacing or updating old or worn-out windows and doors
  • Updating the kitchen and bathrooms to modern styles and fixtures

Not important updates:

  • Adding high-end luxury finishes or features that won't add value to the home
  • Making changes that are too personalized or unique to your taste
  • Adding expensive landscaping or outdoor features that may not appeal to all buyers
  • Over-improving for the neighborhood, such as adding high-end finishes to a modest home in a lower-priced area
  • Making major structural changes that are costly and may not be worth the investment in terms of resale value.

Remember that while some updates can help increase the value and appeal of your home, you should also consider your budget and the potential return on investment for each project. Consult with a real estate agent or home staging professional to help you make the best decisions for your specific property and market.


Bottom Line: Aim  to do just enough to get buyers interested, but don't “over-improve” your present home to the point of losing money. The return may not match the investment spend!

These are really good tips!  I always tell my sellers to check with me before making any improvements since they usually tend to make improvements that don't really matter and waste their money, haha.

Excellent advice, Sheila and Larry. The issue of over-investing for a specific neighborhood is just so important... people do it all the time and then don't understand why it doesn't add value to their property.
