Vista home search linkVista is inland in North San Diego County, bordered by Oceanside, Carlsbad and San Marcos. Vista offers a range of housing, including tract home communities, custom homes, condos and townhomes, rental complexes, and 55+ communities. There are also homes in rural areas with large lots, and on the hills, with some offering panoramic views.

 

You’ll find mixed use and agricultural areas, and a growing and changing downtown with abundant dining and shopping opportunities and services.  Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible.

 

The Vista Farmers Market is the longest running farmers market in San Diego since 1981. The Farmers Market is on Saturdays at the Vista Courthouse Complex on Melrose about ½ mile south of the 78 freeway. You’ll find plenty of fresh produce, artisanal and prepared foods, and so much more. It’s worth a visit!

 

It’s essential that buyers and sellers in the Vista housing market have up-to-date information on local market conditions so they can make informed decisions about buying and selling Vista homes for sale.

 

The information was taken from the MLS (private sales are not included, nor are multifamily properties and mobile homes). The data are believed reliable at the time this report was written but are not guaranteed.

 

There were 68 homes sold in Vista in March, the same as last month. Here are the specifics:

 

Single Family Homes Sold
52 (down by 5); 28 Average Days on Market; The Average Sales Price was $991,512 (up 3%); Average sales price was 101% of original asking price.

Condos, Townhomes & Duplexes Sold
16 (up by 5); 20 Average Days on Market; The Average Sales Price was $627,313 (up 11%); Average sales price was 102% of original asking price.

 

The volume of sales in March was the same as in February. There were fewer detached single family home sales, but more condo, townhome and duplex sales. The average sales price was up modestly for single family homes, and also rose for condos, townhomes and duplexes.

 

The average marketing time was shorter for single family homes, as it was for condos, townhomes and duplexes. Sales prices ranged from $412,000 to $1,650,000. 13 of the sales were cash (19%).

Buyers may wonder if Vista homes are selling quickly. The answer is that plenty are, with 46% going pending in 1 week or less in March. As a result, buyers should be prepared to decide quickly about touring homes and making offers.

 

While some buyers negotiated their home prices down from list price, 62% paid asking price or more. As a buyer it’s wise to keep this in mind when planning an offer strategy.

 

The median sales price of the single family homes rose 2% to $950,000, and was up 11% to $607,500 for condos, townhomes and duplexes compared to February.

 

Inventory improved with 79 homes for sale in Vista at the end of March compared to 69 last month. Home prices range from $434,900 to $5,999,000. This is a supply of 1.1 months for single family homes (up from 27 days last month), based on the current rate of sales over the last 3 months. There is a 1.9 month supply of condos, townhomes and duplexes (down from 2.2 months last month).

 

Vista continues as a very strong seller’s market based on supply and demand in particular for single family homes.

 

68 new listings hit the market in March, up by 8 from last month. The number of homes going pending remained the same at 46, excluding those homes that closed escrow in March.
