Oceanside beach and home search linkThe Oceanside housing market continues to shift. This market report does not include private sales, mobile, or multifamily housing (information was derived from the MLS and is believed accurate when this report was written but not guaranteed).

 Oceanside California – A Growing and Changing Coastal San Diego Community


There were 133 homes sold in Oceanside’s 4 zip codes (92054, 92056, 92057, and 92058), 18% more sales than in February. Here are the details:


Single Family Homes Sold
88 (up 16%); 18 Average Days on Market; Average Sales Price was $1,002,054 (up 11%); the Average Sales Price was 101% of the original asking price.

Condos, Townhomes & Duplexes Sold
45 (up 22%); 33 Average Days on market; Average Sales Price was $769,956 (down 24%); the Average Sales Price was 99% of the original asking price.


Overall sales volume for March increased substantially from February, another increase. There were more single family detached home sales, and more condos, townhomes and duplexes were sold. The average sales price was higher for single family homes, but lower for condos, townhomes, and duplexes. Sales prices ranged from $369,000 to $2,900,000.


Average time on the market was shorter for single family homes, but did not shift for condos, townhomes and duplexes. However, a fair number of the buyers made quick decisions, with 41% of the homes going pending in 7 days or less.


While some buyers negotiated their purchase prices, 59% paid list price or higher. The median sales price of single family homes was 1% higher than last month, at $907,500. On the other hand, the median price for condos, townhomes and duplexes was 3% lower, at $675,000.


There were 23 homes with an Active Under Contract status, compared to 13 last month. These homes are considered active and are included in the following statistics, but some might not allow more showings or accept back-up offers.

At the end of March there were 174 Oceanside homes for sale, compared to 159 last month. Home prices range from $295,000 to $6,500,000.


Thus, there is a 1.3 month supply of single family homes (up from 1.2 months last month) and a 1.8 month supply for condos, townhomes and duplexes (down from 2.3 months last month), based on the rate of sales over the last 3 months. The Oceanside market remain a very strong seller’s market based on the supply and demand.


167 Oceanside homes were listed for sale in March, compared to 120 last month. Similarly, the number of Oceanside homes going pending increased from 110 in February to 121 (excluding homes that closed in March).
