A Recurring Daily Thought

Yesterday, I not only had this recurring daily thought not once, but three times.  In a matter of 15 minutes, I received three (3) calls for last minute showing requests for properties located in Kingman, AZ, Mohave County. Thankfully I was aware of all three properties and upon conversation with the potential buyers I was able to share all my knowledge.

So often I have received last minute requests for showing requests.  My recurring thought is something like:

“Sure I am sitting at my desk, just waiting for your phone call because I have nothing else to do and you are my only potential client.”

Of course, responding to these last-minute showing requests does require some emotional intelligence because the buyers may have been looking for quite a while and suddenly, they find a property that meets their decision making parameters. We may think “Sure I am just sitting at my desk, waiting for your phone call because I have nothing else to do and you are my only potential client.” Yet, we know that this potential client (think sales lead) may turn out to be a bonafide client with the verified ability to purchase a property.

I am reminded of this often-repeated quote attributed to Bob Carter:

“Failure to plan on your part does not constitute an emergency on mine.”

Real estate agents must deal with last minute tour requests. For a local professional real estate agent, these last minute, must see showing requests can differentiate the agent from other non-local to even local real estate agents.

Two of these three last-minute tour requests involved the same property. The listing agent did not publish any due diligence such as permits and zoning.

Since March of this year, I have received probably over 15 requests to tour this property. Therefore, for me it was logical to do my due diligence and to secure all permits. This information is in my laptop file and more importantly in my head.

After reading the Mohave County’s zoning map, I recognized that the property was not properly rezoned. This lack of being properly rezoned is something the listing agent did not indicate on the listing. And the cost to rezone here in Mohave County, AZ can be up an additional $1,000 cost for the buyer.

Here is another reason why real estate property buyers and sellers may find it an advantage to hire local real professional estate agents who know the area; may even know additional details about the property; and can physically show the property.

P.S. Yes I agree I have had this thought countless times as a professional real estate agent as well as in my past corporate sales life.

So true Dorie Dillard Austin TX and I dislike last minute requests yet I understand human nature. Out here between vacant land, dirt, residential properties, a lot of information is required by the real estate agent.

Hello Leanne - the "failure to plan" words of wisdom come in handy in real estate (and in everyday living).   That said, every contact is not a connection is also a lesson learned. Life is excellent teacher.

So true about every contact is not a connection and why one must fire or decline certain sales leads, potential clients, etc. Unfortunately desperation takes over and a lot of time is wasted.

Hi Leanne- buyers as well as sellers don't understand how real estate works (for the most part) This is why they must work with an experienced, local agent who goes above and beyond to know the market as well as what questions to ask.

Not only goes above and beyond, but invests the time to actively communicate with the sellers or the buyers.  I believe is active communication had taken place, these lawsuits would not exist in the numbers we are seeing.
