2.  Will I get the listing?

4.  Will they keep it tidy and allow enough showings?

5.  Will the weather be okay for the open house?

6.  Will the offer be low?

7.  Can I put this together?

8.  Can they get the mortgage commitment?

9.  Will the home inspection be satisfactory / workable?

10.  Will title be okay?

11.  Will my sellers get out in time?

12.  Will the lender close on time?

13.  Did final walk through go okay?

14.  Do I anticipate any challenges at settlement?

15.  Will the processor approve all my paperwork so I can get paid?

16.  Will interest rates stabilize / come down?

17.  Will the NAR settlement have unforeseen challenges and hurdles?

18.  Will DOJ really try to eliminate our independent contractor status? 

19.  How much longer will this inventory shortage last?

20.  At what point will inflation choke off the normal buyer's ability to afford a home?

I think, because I try to look way ahead to all potential issues (always have been this way), I am not really bothered by most issues. I simply look at how I can profit from them. In almost any case (take the NAR issue that is front and center), a good agent will make MORE money.

In all fairness if we had this post written 20+ years ago I would agree with you... now days I do not stress about any of this, I am comfortable with my listing skills, my marketing skills so no stress. I look at if they do not list with me clearly it is their loss that is 29+ years of Real Estate Experience speaking and anytime you reach out to me I have 12-15 listings an two or three in escrow, Endre

Working with co-op's adds an entirely different dimension. I invested a tremendous amount of time working with my buyers- we got into contract, completed the board package- and now have been waiting 5 weeks for the co-op board to review. If my buyers are a likely yes, then they are granted an interview with the board (possibly their dog might have to join them for evaluation of  any potential behavioral issues). I have to them prepare my buyers with a mock interview- and hopefully after all of this- my clients will be approved by the board to close.

Hello  Michael Elliott   While all of these items are Actual things that do come up in our transactions, I am pretty sure you don't really worry about them You have too good a sense of humor to let these things bog you down! I am sure you just deal with whatever comes up and go with the flow! That is what we do!!
