D-u-u-u-u-de, take a hike!

 

When a house is being shown, it's best that owners, family members and their guests leave the property to allow the buyers to move through without interruption. Otherwise, conversations may take place when a person remains...

 

Example:

An out-of-work, 50 year old artist (owner's son), is currently living on premises. His long, stringy hair and body odor reflected poor hygeine habits, sweat pants sagging off his butt, offering non-stop chatter. His presence was a distraction as potential buyers viewed the house. 

 

His behavior became very telling, informing them that the last home inspection did not go well. As a matter of fact, he revealed private information, saying, "The last buyers really beat up the seller on repairs and they cancelled." 

 

The comment was a sure 'buyer beware' example. Thankfully, the buyers chose another property that will serve them well for many years. Dad should encourage the son to clean up his act and move on, as his presence is clearly hampering the sale. You could say it stinks!

Wanda Kubat-Nerdin - Wanda Can! the son is most likely living there for free, and does not want the house to sell.  I had something similar to this where the daughter actually did major damage to the house to discourage Buyers from purchasing it.

Several years ago, a buyer that I represented, was purchasing a short sale, the owners moved away, leaving their unemployed, 20 something year old son and his huge dog there inside the empty property. He slept on the floor.

Every time the doorbell rang, the dog urinated on the wood floor plus the man was smoking pot, that's all I could smell when walking in. He wasn't cooperative, refusing to open the door when the home inspector showed up.

You could be right, George Souto, he probably has nowhere else to go. Getting a job should be a priority but then again, it's easier to remain there, rent free!

It really is a shame Wanda that we see this, especially when someone is renting. They use any means to sabotage a sale and force them to move out! Your are right..it stinks all around!

Listing a property to get it sold is the goal, not appeasing grown children, Dorie Dillard Austin TX. Renters can be just as, if not more troublesome!

Hi Wanda- One of the "musts" in my rule book...seller MUST not be present!!! I consulted with a seller who happened to be a retired agent. She was moving to NYC to be with her son. In my consults, I always stressed that they leave the home for showings. She said..."Oh no. I plan on staying. I can show my home better than an agent. "

When I have showing on a home I insist that the sellers or anyone else not be present.... just for reasons like you mentioned in your post, Endre

Some sellers feel like they are helping when they stay in the home while prospective buyers are viewing it, but it's ALWAYS more detrimental than helpful, haha.

Unable to make someone leave when determined to stay Endre Barath, Jr. . If unable to leave for physcial reasons, I do understand but one couple decided to make and eat breakfast during a showing I had with a buyer client. It smelled good but they didn't offer any to us!

Buyers are able to take their time when the occupants are not present, rather than be guided from room to room with a lengthy explanation, Brian England. Most people understand that, thankfully!
