In order to sell, do new listings really need the following, like they do in slower markets?

Do they need:

1.  A seasoned, veteran agent?      NO

2.  Professional photography?      NO

3.  Floor plans?                                   NO

4.  Aerial pics?                                   NO

5.  Twilight pics?                               NO

6.  A good description in MLS?     NO

7.  A post for sale sign?                   NO

8.  A secure, electronic lockbox?   NO

9.  Open Houses?                              NO

No, to get your house sold in this current market,  these typically must-have marketing items are not likely needed.

You had me going there for a minute, Michael. I don't care how "good" a market may be... in my experience my listings always sell more quickly and for more money because they are properly staged and marketed.

A number of years ago when I was C-21, I covered my Marketing Plan with Potential Sellers . Only to hear them say , Our House is Going to Sell in 3 days ! You are not going to get the chance to implement the 21 things on your Plan  !
