Thanks to the very generous labour mobility laws in Canada, Provincially licensed real estate professionals are now able to transfer their credentials and work in other Provinces. While each Province has their own process and requirements to do so, it is an amazing opportunity for Real Estate Agents to be able to relocated and not lose their licensing certifications and career.
Right now the most prominent trend to capitalize upon this ability to license and work inter-provincially is evident with the quick thinking and opportunistic REALTORS, Agents and Brokers from Ontario who are eyeing the booming Alberta real estate market.
Ontario real estate agents who have for years been very successful selling construction and pre-construction projects across the GTA have found these projects have now slowed completely. Sales of the pre-construction condominiums in Ontario shows little promise of significant returns and as such has lost the attention of most speculators and real estate investors. Alberta is just getting started. The brightest Ontario real estate Agents are set to capitalize on this situation and looking to get licensed in Alberta too.
The pre-construction condo market in Alberta is booming. Investors are making nice returns on these properties already. Many of these project even come with rental guarantees for the buyers, as the rental market is so hot that the developer can guarantee the rental income even. It is a major opportunity and looks like it will continue the upward trend for a minimum of 3 to 5 years.
Ontario real estate REALTORS, Agents and Brokers can get licensed in Alberta with little effort or expense. The Provincial regulatory body RECA handles the process and the requirements are very minimal. Once licensed by the Province, an Ontario Agent need only register their Alberta real estate license with a Brokerage such as Park And Protect and they can safely and legally access the Alberta real estate market. This is probably a once in a lifetime opportunity for Agents in Ontario to get an license so easily and affordably. The process is most certainly going to get more difficult and expensive in the future. Agents should act quickly on this before the requirements change and get much much more stringent.
