April 2024 is showing activity is up and buyers are re-entering the game! There is lots of enthusiasm among buyers for fresh, well-presented, and reasonably priced homes. Many buyers are actively seeking to make a purchase as their current leases approach renewal. Open houses remain bustling, reflecting the eagerness of buyers to navigate our limited inventory of homes.

Inventory is down! The number of sales increased 167% YoY. Presently, the market comprises only three active homes, averaging a short 9 days on the market. There are currently five homes pending, indicating a promising outlook for May closings. The median sales price is 1 % higher YoY.

Due to these favorable conditions, I urge sellers to seize the moment. The robust demand from an active buyer pool, buoyed by the traditional spring surge in market activity, underscores the importance for sellers to act swiftly to capitalize on this momentum. 

This report emphasizes the significance of accurately pricing homes, maintaining optimal property conditions, and executing effective marketing strategies to attract offers swiftly. Properties that adhere to these principles stand a greater chance of securing multiple offers and expediting the contract process.

And it's down Kathy Streib  because the houses that sold were 6% larger and smaller homes usually sell for more price/SF.
