Month of April 2024 – Unit sales of 36 were 10% behind last April’s total of 40. The Average Sale Price was $441.7k a 3.6% decline from one year ago. The Median Sale Price was $415k, just .6% decline from the prior year. On a cost per sq ft basis, the Average Sale Price was $224.6/sq. ft., only 1.9% behind last year’s $228.9/sq. ft. See attached chart for trend. Average Days on Market were surprisingly low at 54 days while it has been running about 90 days. Looking ahead to May 2024, there are 44 re-sale homes currently contingent or under contract/pending. We will be unlikely to reach last May’s total of 47.
April YTD 2024 – Despite the month’s shortfall in unit sales, the market is still 18% ahead of prior year with 146 units sold. Prices are still edging downward but at a very slow rate nearing a bottoming out. The Median Sale Price of $414.5k is just .2% behind one year ago at $415.5k, a one-thousand-dollar difference. Entry level price is down 12.3% to $250k. One silver lining is that Sun City has once again become more “affordable” relative to where we were in the Pandemic fueled market.
