In today's world, it's easy to feel overwhelmed by the real estate market portrayed by so-called experts, the media, and the negative headlines. In the past, sellers had buyers competing to purchase a home above the list price. The headlines that once frightened buyers are now scaring sellers. But the reality is that it's still an excellent time to buy or sell a house.

If YOUR house sells, it is a great market!

If YOUR house does not sell, it's a lousy market.

 

A few stories in the real estate market.

=A home is listed for two months. The sellers decided they needed a break and wanted to temporarily take it off the market. In the MLS, we made it TOM, stopping the advertising. And to our surprise, the RIGHT BUYER came to us the same week! The home was perfect for their needs, and they bought it for the full price with excellent terms.

=On another property listed for seven months by another company, we experienced a sudden surge of interest. We received not one, not two, but three contracts in the same week! The buyers recognized this was the right combination of price and location and offered competitive offers. The sellers felt a sense of achievement and triumph, realizing their patience had paid off.

=After nine long months on the market, another of my listings found its match. An out-of-town buyer who got lost while going to the mall on a weekend found the perfect home when they drove by the for-sale sign.

The RIGHT time to sell a house is when YOU and the HOUSE are both ready.

So, if you're considering selling, don't be swayed by what you hear and read. Remember, newspapers and media need headlines. The reality is finding the right buyer for your home at the right time.

And that is possible with professionalism and patience.

Good morning Margaret. Simple but wise words! If you are a seller and your home sells quickly at your price it is a great market. If not, a lousy market. As a buyer finding a home is a great market . If not, a lousy market. When you are ready as a buyer or seller it is a great time to do it. The rest of the external factors will work themselves out. Enjoy  your day.

Good morning, Margaret. I've long said that the real estate profession has taught me a level of patience I never knew that I had. I also remember one listing that had 99 showings without a single offer. Showing appointments #100, #101, #102 were all made on a Friday for the follow day. I received three offers that Saturday afternoon.

This is Real Estate Matchmaking, and you are the best at doing just that, Margaret! I see too many listings/agents eagerly dropping the price quickly. Sometimes, it's justified, but other times it's simply a lack of patience and marketing to the right buyer.
