Can't assume the agent is coming up short. Often the expectations from the seller, the buyer are not realistic to meet. "I can not help you"  sometimes is the best response if the expectations are unrealistic. Or the combination, chemistry is not a good combo. Your first Bullet point is the most important to me.  I learned the hard way a few years ago and that agent was given the boot by me.  I took on a new agent who always had an excuse for not staying in touch. That does not work for me.  If they cannot stay in touch with who they hang their license with...they will not stay in touch with clients or generate business.
