In today's main line market there is a lot of competition. To get your buyer's offer accepted needs a combination of several things.
The listing agent needs to have confidence in the buyer agent. There are a lot of agents in the Main Line, not all of them work full time or have the experience to get offers to closing. Many agents today do not answer their phones or return calls. By simply picking up the call it makes communication easier.
The offer needs to be realistic. Prices have been increasing in our market at a rapid rate month over month. But this doesn't mean that every home has to sell for the asking price or more than the previous home in a development. We put in a good offer with an explanation of our reasoning and we got it accepted.
Some flexibility is needed. When a seller comes back and asks for a slightly different settlement date, see if it can be accommodated. It makes the seller happier and more amenable to other parts of the offer.
Just because many buyers are waiving inspections doesn't mean you can not ask for inspections, it all depends on the situation. We asked and we were accommodated, including a stucco inspection.
Having your offer accepted is only the first step. Now the inspections need to be completed and negotiated. There are many steps in a transaction and having an experienced agent who knows how to communicate to all parties is important.
