A busy week with offers being accepted.

Making an offer different enough to stand out from the crowd, to be the apple between the oranges is not always easy today. I have had the opportunity to write two offers this week for buyers. As I wrote yesterday in Offer Accepted I was lucky to have the first one accepted. Well yesterday morning I had an early morning showing at another property in the South of Philadelphia area.

Being early means you are on time
Being on time means you are late

If you are late, don't bother turning up at all
(Unknown, but my Dad taught me this)

I love clients who turn up not just on time, but early. This client has always been early, so I was ready. We got to tour a very nice looking smaller residential property that they were hoping to buy as an investment property. The house has been flipped and it looked very nice and clean. After the showing the client indicated they were going to be making an offer. 

I always like to speak to the listing agent to see what their client's thinking is about offers. He promptly told me that they were not going to be making a decision before Sunday. I asked if he would present our offer when it was delivered and he confirmed as soon as the offer was received he would let the client consider it.

I spoke with and discussed with my client the best way forward. We looked at recent sales, how they compared pricewise, and a variety of different terms and contingencies that were available to them and how to make our offer so attractive to the seller that they would make their decision once they received it.

I then wrote the contract, obtained my client's signatures and sent it over to the listing agent. He confirmed receipt when I called to follow up. He once again confirmed he would deliver it to the seller for their consideration. He had already called the lender and spoken with them, he asked a few questions and I assured him this was a strong buyer with every intention of going to settlement. I called my client and let her know it had been delivered and now we had to wait.

We were meeting with friends last night for dinner, and just before we left, I thought I would check my emails. As I opened the email app, an email arrived with the signed agreement by the sellers. My phone rang with a call from the listing agent telling me they had accepted our offer and decided not to wait till Sunday.

SOMETIMES THE EARLY BIRD DOES GET THE WORM!

After doing my happy dance around the kitchen, I forwarded the agreement to my buyer and called her to let her know her offer had been accepted. She was also very happy.

Our market is very busy, there is a shortage of listings and inventory for buyers to consider. So, I am very happy having had two offers accepted in one week. Both are different and both needed a different approach and terms. 

But as I said in my previous post, communication with the listing agent is important, having their confidence and trust as well. Communicating with your client, so they understand what is happening and the process giving them the confidence to make the right decisions.

And it doesn't stop there, this is only the beginning as we move through lender appraisal, obtaining the use and occupancy certificate, title, and settlement. Many steps in both transactions, some different such as home inspections but it gives you a feeling of satisfaction to help a client achieve their goal and for them to know you have their back and are working to help them achieve that goal.

George Souto exactly, but it is always a gamble, you go early and your offer gets shopped, there has to be some element of trust and your client also needs to put their best foot forward.

Is contacting the listing agent a good idea?

One of our Team members had a transaction a while back. We had the listing and an offer came in without any contact from the buyer's agent. It looked great and was accepted and closed...for WAY over the list price! It was the only offer in a market which is typified by multiple offers. By not contacting the listing agent, the buyer's agent led the buyer to pay WAY TOO MUCH.

Yes...I would say that it is a good idea to talk to the listing agent before submitting an offer.

Cara Marcelle Mancuso I believe creating good communication is key to helping a transaction reach settlement. If the other side feels they can talk, they also feel they can negotiate, and they will try to find a way to make things work.

John Juarez exactly, you can get a feel for what is happening and your client can make an informed decision. Of course we never know what the other side has experienced, I met a buyer of one of my listings last night with his agent, and they mentioned how they had been looking for more than 6 months, and had just failed to purchase another property 24 hours before seeing my listing. They made a strong offer and my clients accepted it.
