Here is a story of my roof repair.
I have a leak coming through my sliding glass door everytime it rains. I start asking roofers to come take a look. Roofer #1, you need a new roof, $20K. Next roofer I don't even remember, next roofer came in at about $800. Big different, but what he said didn't make sense. So I have my contractor over to get the house ready to sell. We are out looking at the roof and he looks at it from the ground and says the shingles aren't laid correctly over the this one area. He calls his guy $450. It rains, no more leak.
What you need to know about roofs. You need to get someone up there every 3 years to check it out and make sure that everything is sealed correctly. In some areas it's called a "tune up". My guy did it reasonably, about $250 to get it checked out before a sale.
So get your calendar out and schedule it. If you haven't had someone out recently it could be time. Once they are out, then put it into your calendar to have the roofer out in 3 years for maintenance.
Next roof story, my next house. I have the roofer out and they do a tune up, no charge. No problems. Fast forward a year and a half, a sweet neighbor comes knocking on my door. You most likely don't know this but you have a roof problem on the back of the house. Call the same roofer. They come out. Don't ever say I've heard it all. Roofer said an animal has been eating your roof. Seriously. They put on a patch and made an appointment to come correct or fix it. One of my friends could have done it for a few dollars but I wanted to make sure that I had a professional do it in case I have a problem that I need to turn into insurance, they won't be able to disqualify my claim because it wasn't done professionally. I know I walked around the block, but I found out how long my roofs lifes is . I need to start saving a little at a time so in 5 years I can have a new roof put on. Interestingly where I live I have one of the oldest homes. But many people around me have already replaced their roofs. So beware fast talking sales people working neighborhoods.
Next, FB friend that is an agent posts today. "I need a person to do an electrical repair." I told my guy that could do it, she should have come worked with us, she would be working with a brokerage that had resources she obviously needs. So if you are my people call me if you run into an issue around the house. I'll tell you who I trust.
