Things work out with the right amount of patience, persistence, and experience. I get to know potential buyers and sellers and connect with them before or as soon as a property is listed on the market. I have been working with a couple for the past three months, visiting several models, and narrowing it down to one specific top-floor condo. This is a very desirable location, and these properties rarely come on the market."

I find the properties by doing the following:
-Reaching out to neighbors in this community
-Closely monitoring the MLS
- Separate column in my weekly ad with 'homes needed'
-And I seek these homes on my weekly radio show.
And then it happened! That seemingly perfect condo became available on Friday, with showings and an open house scheduled for Sunday.
I called my out-of-town buyers, and they were very excited. I swiftly arranged a late Sunday appointment with the "on the ball" "listing agent, assuring him of a contract presentation.
With the offer prepared, copies made, and the Earnest Money Deposit (EMD) and Proof of Funds (POF) in hand, I met the eager buyers at 5 p.m. to show them the home they had been patiently waiting for. It was evident. Everything about this home, including size, location, and floor plan, was exactly what we wanted! We sat at the kitchen table, reviewed the offer, answered questions, and signed the "perfect" contract.
We only had two copies, so we used the phone to scan the offer and provide the buyer with a digital copy. This process was even faster; there was no need to wait for the electronic signatures to be acknowledged, and we were ready. I handed the contract offer (the old-fashioned way) with wet signatures to the listing agent.
At the same time, I asked how the open house earlier that day went.
Canceled because "I know your reputation. There was no reason to hold an open house."
