I especially appreciate #4, meeting the parents; you explained the parents weren't there to see all the other options, leading the buyers to choosing the home they fell in love with. I like that! I always include a little humor when working with buyers and sellers; they genuinely appreciate the advise and experience I share with them, which helps buyers and sellers make smart decisions in negotiations. Talking about potential embarrassing viewings:

I contacted a listing agent about showing the listing to my client. "No problem". was the answer. "No one is home".

Wrong! When we entered the house, it was pretty obvious that someone was showering in the hall bathroom. We quickly left. Embarrassment avoided!

Number 4 hit the nail on the head.  I used to work with a lot of first time buyers.  The first meeting I always asked if the parents were going to be involved in the decision making and if so...they needed to see all the homes we look at.   That was not always a popular comment for buyers to hear but your comment is spot on...they cannot compare Home1 or 2 on the favorites list if they never saw Dog1, 2, and 3.
