One of the most important things you need to know when going into the home buying process is how much you can afford. Avoid disappointment and don’t look at homes that are out of your price range; know your spending limit before looking at properties. First, go to your preferred bank or mortgage lender and find out what you can be preapproved for. This pre-approval will help your realtor guide you to the homes you can afford and will be necessary when it comes time to make an offer on a home. Your mortgage lender will also know about loan programs you may qualify for and explain more about what you may need for a down payment.

I won't work with a buyer unless they truly know what they can afford. It saves a lot of time and avoids frustration.
