I like to think that people want me to work for them. I always tell buyers and sellers that they are the boss of me. Making them feel important is something that we all should do.
For Sellers I give them a Seller guide and in it on the first page is a Guarantee of Service. It states : If for any reason, you are not 100% satisfied with my service, just let me know and I promise to correct the situation within 24 hours. If the remedy is not satisfactory, I will release them from the listing agreement with no further obligations. I am so sure you will be happy with My Service, I guarantee it.
I have only lost one seller in since 1997 and that was a situation of he was a heavy smoker and his house smell to much like smoke. I made the suggestion that he smokes in the garage or outside and also suggested other things to do. He was not a happy camper and left me go after a week. It happens.
As for Buyers, I give them my Home Buyers guide and start out with my Mission Statement which is Where there's a Will, There's a way! and What ever it takes, that's what I will do!
I explain to them what my objectives will be to find them a dream home they will want and enjoy for years to go. I show them two homes and after the second home, I ask them on a scale of 1 to 10 with 10 being the best, what would they rate the first one. I ask then what is the rating on the second home. I try to show them 6 homes the first time around and have then rate all the homes . Once I know what a 6 or 7 is to them, I preview homes homes with out them that I do not waste there time.
This system works for me. for them. I always do a house warming party for them after they are settle in about 30 days after closing. I tell them to invite 20 to 50 people. I supply all the food and I do all the cooking. It gives me new business every time.
