Chicago New Construction Homes: Spotting Quality Builds

Intro

As a seasoned real estate agent and construction industry veteran, I've learned that finding a high-quality new construction home in the Chicago area requires a keen eye and a discerning approach. When you're investing hundreds of thousands, or even millions, of dollars into a property, you want to ensure you're getting a home that's a good quality build and not just an ok one.

Trim

The first thing I examine when walking into a new construction property is the trim. These days, many builders opt for a clean, white aesthetic, using medium-density fiberboard (MDF) for the baseboards, door frames, and other trim elements. While MDF may be a more cost-effective choice for the builder, it's not nearly as durable as real wood. MDF is prone to dings and damage, especially in high-traffic areas like hallways and doesn't hold up well to moisture especially in areas like bathrooms and basements and can be challenging and expensive to repair.

To determine if the trim is made of real wood or MDF, I look for visible wood grain. Real wood trim will have a distinct grain pattern that becomes more pronounced when painted, while MDF will have a perfectly smooth surface. The price difference between MDF and real wood trim is minimal, so if a builder is skimping on this essential element, it may be a sign that they're cutting corners elsewhere in the construction process.

Under the Sinks

Next thing I look at is the plumbing work underneath the kitchen and bathroom sinks. This often overlooked detail can reveal a lot about the builder's attention to detail and commitment to quality. I look for clean, professional-grade connections and cabinet work that seamlessly accommodates the plumbing, rather than a "craft project" approach.

Sloppy or hastily executed plumbing work can lead to leaks, water damage, and other issues down the line. A builder who takes the time to ensure the plumbing is properly installed and integrated is more likely to have applied the same level of care and attention to the rest of the home's construction

Mechanical Room

Then I'll take a close look at the mechanical room, which typically houses the home's furnace, hot water heater, and electrical panel. A well-designed and maintained mechanical room is a hallmark of a quality build. I examine the furnace to ensure it's clean and properly installed, the hot water heater's pipes and connections, and the electrical panel to make sure it's labeled and organized.

A sloppy or haphazard mechanical room can indicate that the builder has prioritized cost-cutting over craftsmanship. In a well-built home, the mechanical systems should be thoughtfully integrated and easy to maintain, giving you peace of mind that your home's vital systems are functioning at their best.

By focusing on these three key areas - trim, mechanical systems, and sink connections - I'm able to get a comprehensive understanding of a new construction home's quality and craftsmanship. While some of these details may seem minor, I guarantee you that these issues won't pop up on a good quality builder's homes.
