Lack of Communication...Raises its Ugly Head.....Again.
And this time I am a bit frustrated...just not sure at who though.
Back Story: Closing for a vacant home set for tomorrow June 6 in the AM. I am the Listing Broker and agent for the Sellers.
Cash Buyer moving in from out of state. They closed on their home out of state and the money is in their bank. (note: Their bank is out of state)
One of my company agents is the Buyers customer/buyer agent (as required in Nebraska when it is an inhouse transaction).
Buyers are a great family that will be a fantastic addition to my hometown community.
Buyer wife has started new job 20 miles from future new home... job was a transfer. Husband left the railroad because he would have to travel if he transferred and did not want that since they have a 9 year old son in a new town.
They are living in a hotel room until closing at $100+/night. All items they brought are now in a storage unit so they could turn in the U-Haul.
Quick close was requested by the buyers after going under contract less than 2 weeks ago. Title said they should be able to accomplish it.
I talked with my agent...and the title company...last week and said we all need to make sure what is required by the buyers bank to get the funds wired here for closing.
Evidently voice, face to face, and email/text questioning was not enough to get anyone to know for certain.
BOOM! Big problem.
Mike (me) says "let's call the bank and see what is going on."
That was yesterday, 6-4-24, while I had the Buyer agent, myself, and the Title Company owner in a face to face meeting. I met with them because no one could give me a good answer to my question about if wiring instructions were completed or not.
SO after worrying about whether we had a plan in place...I am told by the Buyers Bank the Buyer has to come IN TO THE BANK OR A BRANCH BANK OFFICE IN PERSON to order the wire transfer.
SO:
Buyer wife gets off work around 4 pm today and husband and her are driving from Grand Island, NE to O'Fallon, Missouri where the closest branch is to Nebraska and will be there when the bank opens in the morning.
I will save you the trouble of looking it up. Google says 7 hours 39 minutes and 506.1 miles. From central Nebraska to a suburb of St Louis!!
Bank says they told the couple that the wire order had to be done in person...and there is real big part of me that does not believe that. I am not questioning the banks requirement...but man what an expensive lesson for the buyers.
As I post this...buyers are just heading out on a nice 15.5 hour drive over the next 24 hours.
Moral of the Story: Not only ask the questions...ask the right questions...because someone screwed up and I am not sure who to blame...maybe even me.
