Yikes! What Happened To Me!

That darn mirror image, especially that first glance before the mornings shower. Why do we always expect to see that 18 year old us even now when we are ??? (70 for me). After the shower and after dressing for work I can look again and convince myself that I look like I'm 50 years old. Now if only my body felt like I was 50 again.

Mirror images don't lie BUT today's photography can lie BIG time. Often it's hard to know if what you are seeing is real, filtered, or even totally created by AI.

Despite the photo above I am not railing against virtual home staging. Virtual home staging can be very beneficial to Buyers that they may not imagine the best use of space without it. What I am railing about is listing photos that make homes look like they were freshly painted, recently roofed, or that room sizes are larger then they actually are. One of my favorite fake representations is an exterior photo showing a near Olympic size pool in the back yard where there was no such pool.

Working with a licensed Real Estate agent is your first defense against fraud. It should be no surprise that many fraudsters target Real Estate as it is the biggest purchase most people make in their lifetimes. Real Estate fraud can be as small as a For Sale By Owner not mentioning unlicensed repairs to the home and as large as a totally false listing by someone claiming they own a property for sale when they do not ( I have seen this several times on Craig's List right in our little community of Minot North Dakota).

If you are a first time home owner or if you have purchased Real Estate many times an experience/licensed Real Estate agent is a great defence to protect you from fraud.

Hi Bob... I'm a fan of virtual staging... most people have no imagination and it's very helpful to help them understand potential. Besides, what's more boring than pictures of vacant rooms. That being said, how you stage is very important. And it's important to identify what is staged.

It is definitely not easy to spot the fakes Myrl Jeffcoat . It think it is always good to go on Realtors tours to see the properties before we show them to clients.
