We are just pulling out of our "graduation season" lull.  Appointments are being set for our listings and the buyers are starting to call, again.  I'll be up bright and early tomorrow getting lights on and rolling up storm shutters for morning showings this weekend.  

The market is really unique and while there have been price adjustments the entry level real estate in all neighborhoods continues to sell, which is expected. There are only five single family homes for sale under $400,000.   You can see that list, here. What is really interesting is that within the last two weeks all of the homes for sale under 1.5M in Shadow Wood at The Brooks pended sale.  Many of the homes I previously showed in Wildblue have also pended sale.  The election year jitters are happening but folks are quietly coming to town and buying.  I've been through six elections as a Realtor and it seems that while some posture about not buying until the election is over, two things are true -  1.) It's still going to snow up north this winter, no matter who the president is and 2.) Buyers start buying after the election no matter who wins or loses.
