What “Pending” Really Means on Long Island
When you’re house hunting on Long Island, you’ll see listings marked Active, Pending, or Sold. Those labels matter more than many buyers realize.
Active means the home is currently available. That said, there are times when negotiations or even an accepted offer are in motion, but the status hasn’t been updated yet. Until contracts are fully signed by both sides, the home can still appear as Active.
Pending is a different story. On Long Island, this usually means the offer has been accepted, inspections are done, contracts are signed, and the buyer’s deposit has been delivered to the attorney. At that point, the property is under full contract and removed from the pool of available homes.
Details like price, contingencies, and closing timelines are private until the sale officially closes and shows as Sold.
Seeing Pending typically means that opportunity has passed, though deals do occasionally fall apart. Still, it’s smart to shift focus and keep looking.
In short: Active = available, Pending = under contract, Sold = closed.
