DON'T DO IT!

By
Real Estate Agent with Keller Williams Evolution - 447 Boston Street, Suite #5, Topsfield, MA 92593-B

There's an old saying "A man who represents himself has a fool for a client." This is also known as pro se representation. There are some activities where we ALL definitely need professional assistance. A court of law, a skilled contractor in any field, your local professional Realtor@ etc.

Real Estate is an emotional purchase and sale. Why add the burden to your current list? Do you have all the tools to properly represent yourself? Real Estate is much more than providing tours of property.

The information below is for your benefit.

The Downsides of Selling Your House Without an Agent

Some Highlights

  • Considering selling your house without an agent? You should know there are some serious downsides to handling it on your own.
  • You’ll be missing out on marketing tools that draw in more buyers, pricing and market expertise, essential negotiation skills, in-depth knowledge of the fine print in contracts, and so much more.
  • Don’t take all of this responsibility on. Instead, connect with an agent so you have someone with the knowledge and experience you’ll need on your side.

Thank you to KCM for compiling the infographic

Good Morning Michael Jacobs

As with any topic, there will always be an exception(s) to the general rule of thumb. One can argue on both sides of the issue but it is my opinion, generally speaking, the public is best served by not representing itself in certain transcactions

Good Morning Carol Williams

You are 100% correct. But those representing themselves are required to know the legal implications even though they may not realize it.

Good Morning Dorie Dillard Austin TX

Where are the days when a person's word and handshake were what sealed the deal? Today there are too many hucksters which has made us a litigious society.

Good Morning Nina Hollander, Broker

It's because people think Realtors® are nothing more than a tour guide. They know nothing of what really transpires in a transaction.

Good Morning Kathy Streib

Of course, that is the question at hand. I would think people would want representation on teh largest financial transaction they'll propbably ever make.

Good Morning Michael J. Perry

The statistics are clear about that, for sure. We have to do a better job on educating the public about what really happens.

Doug Dawes hi Doug.... I've long said that if the public does not understand our value it's our fault... most agents have no clue about how to talk about their value.

Doug:

Selling a house, or buying one, is a complex process with all sorts of risks - legal and otherwise - and taking this on without being represented by a licensed real estate professional is a huge liability. Why take that chance?!

Good Morning Jeff Dowler, CRS

I agree with your response and like Nina Hollander, Broker it is up to the rank and file agent to ensure the public is aware of the value of a professional agent

Recently had a bad experience with a FSBO who flipped and flopped and ended up backing out, the buyers were extremely disappointed. Agents bring a lot of value to any sales transaction, thankfully most people realize that, Doug!

I have seen a couple of FSBO signs had made recently and my guess is that the sellers didn't like what the agents told them and decided to go it alone. With a handmade sign, that alone tells a story.

Hello Wanda Kubat-Nerdin - Wanda Can!

Hope you're having a great day. In my opinion, most FSBO transactions are not stable transactions. It is why an agent is needed to guide the process.

Good Afternoon Ed Silva, 203-206-0754

With median home values over $410K I think many homeowners get wowed by numbers and possibly by what they will pay a professional brokerage firm so they decide to go it on their own. In our town, there was a home that was a FSBO on and off for 4 years. They finally went with an agent and the place sold in a month.

Doug, some transactions are difficult for US to get through, how does the public think it is so easy!   Too easy for them to end up in court, for something they didn't even know about!

Good Morning Joan Cox

The general public is generally blind to what a Realtor® does. It is up to us to better educate the public on the entire process, in my opinion.

Doug Dawes - what a great infographic and educaitonal blog post too! Explaining the value a REALTOR brings to a buyer or seller is very important. It's our job to educate and you do that very well.
