Hope you're having a great day. In my opinion, most FSBO transactions are not stable transactions. It is why an agent is needed to guide the process.

With median home values over $410K I think many homeowners get wowed by numbers and possibly by what they will pay a professional brokerage firm so they decide to go it on their own. In our town, there was a home that was a FSBO on and off for 4 years. They finally went with an agent and the place sold in a month.
