It isn't only simplicity that is absent, it's authenticity.  AI will have a place in our lives, but, I believe it will intrude into places that remove the human element entirely.

Way too many flowery adjectives!! I didn't read through either paragraph either.

Well said, Kat.  I thought about rewriting one without all those flowery adjectives.  Perhaps you would do it for me?

Good morning Barbara,

You have a valid point and I'll bet the agents never tweaked what was written or had it rewritten several times. Some are in a hurry to get a description written and are thinking about the house and what needs to be said about it to attract buyers.

Jun 28, 2024 06:45 AM

The listing agent probably does not read it either.

AI has it's place, but i don't think writing property descriptions is one of them.

Jun 28, 2024 09:54 AM

Carol, I can't imagine folks reading them, even the listing agents!

Barbara- AI does have its place but only as a tool, not a substitute. I think when writing for your website, you'd want your personality to come out.

Jun 28, 2024 05:11 PM
Barbara S. Duncan

Right, Kathy.  the personality of AI is what is coming out.  The descriptions all sound the same.

Hi Barbara:

Writing property descriptions may be easier when relying on AI but it might not be the best use of AI. Wonder what buyers and sellers think?!

I made this blog "Members Only" so it is not read by the public.  I would also like to know what buyers and sellers think of the descriptions.

What a great point made here. If we all "give-in" to this AI enabler, eventually we will all sound alike making Jack a dull boy. I don't want to be remade in AI's image

Jun 30, 2024 06:13 AM

Richie, neither do I.  AI is overdoing the descriptions and actually making them all about the same.

Barbara,

Writing our own descriptions goes to the heart of servicing the seller. I like to share the description with the seller in advance so we can tweak it together. Makes the seller happy and describes the property as a home, not a house.

Jun 30, 2024 10:56 AM
Barbara S. Duncan

That's a good idea, Bob.

Wall of words....blah blah blah.  It's just not how people see and FEEL about looking at homes.   Can you imagine asking a buyer what they're looking for in a home and they spewing out a paragraph like this..............not a chance!  Not a chance in he** and I say that with over 30+ years in the business.

Anna, I have over 40 years in real estate.  Strange things are happening and some of them are not good.

I want the privilege of having a seller look at the description and asking for bits to be included or excluded and not have a flowery presentation about it.

Hi Barbara S. Duncan oops I’m trying to comment on my phone and accidentally sent you a message instead - please forgive!  These descriptions are getting so long it’s getting difficult to pick out what is important - age of roof, air conditioner new whatever’s that I feel agents using it and not editing it are doing a disservice to their sellers.

Jun 30, 2024 06:48 PM
Barbara S. Duncan

You are right, Vickie.  Just put the items in simply so they can be read simply.....

Those that use 100% of the AI suggested public comments are at fault for not having any creativity!  I'll admit I try AI and then promptly edit the heck out of it after I copy and paste into a word doc.  The flowery language is a dead give away.  None of us write that way!

Jul 01, 2024 09:30 AM
Barbara S. Duncan

You are right, Jan.  What if we talked that way??  Folks would run in the other direction if they saw us coming!

If you use AI you must read it for Fair Housing Violations and for accuracy as well, because AI does not always get it right. And you can always remove some of the flowery adjectives at the same time as well. I think AI can help, and as more search is done using AI, using AI verbiage will help get your listing found. As we discovered last week on the Zoom Call AI created two different versions, one for consumers and for agents, for the same property, it seems we use different words to the consumers. Depending who you want to market to, using AI may help you reach that person.

Thank you, Nick.  Perhaps I can use to like it and use it as time goes by.

Yes. I seem many descriptions in the mls which are overly long, filled with extra over-the-top descriptive works and challenging to read. I often wonder whether they were created by AI.

John, I'll bet they were and they are going to become more prolific I am afraid.
