Residential Real Estate For Sale in Addison, Texas

The total number of currently available residential properties for sale in Addison, Texas is 35, down from 36 active listings at the beginning of last month. Twenty eight are pre-owned and 7 are new construction at Addison Grove. Currently for sale, there are:

  • 14 single family homes (ranging in price from $675,000 to $5,285,000)
  • 6 condos ($199,900 to $585,000)
  • 15 townhomes ($509,000 to $880,000)

Twenty three of the 35 available homes have been on the market for longer than 30 days. The average number of days on the market for the current "active" status, pre-owned homes is 60 days, as compared to 47 last month. The median number of days on the market is 49 days, compared to last month's 42 days.

There are 10 homes in the pending status (waiting to close), as compared to 11 last month. One of these is a new construction townhome at Addison Grove.

 

 Sales

There were 10 closings this month and 10 last month. The average list price to sold price ratio is 97.3%, down from last month's 98.1%. Only two of these properties sold at or above asking price.

Pre-owned homes: The median number of days on the market for the pre-owned homes that sold was 22 days, while the previous month the median was 15 days. The average number of days on the market was 33 days. The range in June for the previously owned home was 2 days to 98 days. The average price per square foot of all previously owned homes sold is $266.69, up from last month's $259.95.

New construction homes: 1 newly built townhome at Addison Grove closed. It was on the market for 349 days, and sold for $535,000.

Good morning, Lorrie... that's quite a month-over-month increase in DOM. Ours, fortunately, is holding steady at 34-37 days. We still are a seller's market with 2.2 months of inventory.
