Here’s a summary of the Cardiff real estate market for June 2024 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). 10 homes sold in June, the same as last month and in April.

 

Single Family Homes Sold
10 (up by 5); 20 Average Days on Market; Average Sales Price was $2,744,347 (up 7%); the Average Sales Price was 98% of the original asking price.

Condos, Townhomes & Duplexes Sold - NONE

 

The overall volume of sales in Cardiff did not shift from last month. There were 5 more single family detached homes sold, but no condo, townhome and duplex sales compared to May. Sales prices ranged from $1,360,000 to $4,337,900.

 

At the end of June there were no homes in the Cardiff housing market with an Active Under Contract status, versus 1 for last month.

 

At the end of June there were 12 homes for sale in Cardiff, 3 fewer than last month; 9 of these are single family detached homes. Listings range in price from $849,900 to $7,249,000. 

 

There are 1.2 months of inventory for single family homes (down from 1.8 months last month), and 1.3 months for condos, townhomes and duplexes (up from 23 days last month) based on the rate of sales over the last 3 months.

Cardiff by the Sea housing remains a very strong seller’s market for single family homes, as well as for condos, townhomes and duplexes, based on current supply and demand.

 

50% of the homes sold for asking price or more. 2 homes went pending within 7 days of coming on the market. Supply is still limited in Cardiff especially for condos, townhomes and duplexes. Thus, buyers should not assume homes won’t sell quickly.

 

7 listings came on the market in June, compared to 9 in May. 6 homes went pending in June (excluding homes that closed escrow), compared to 8 last month.

I get that Wayne Martin  While many can afford to live here, plenty cannot, especially near the coast.

The Cardiff-by-the-sea area is a hot bed with 5-6 weeks of inventory at those numbers. A clean house would be one of those that sold at least at asking and quickly.
