Back in the late 1800s John Venn created a way to show relationships between data sets, and while we might not remember his first name, the term Venn diagram lives on with anyone who likes to analyze.
Cliff Notes version, you can label data sets by a category or characteristic, and organize the data sets using circles. If you have an overlap between circles, that overlap area is common ground to both (or more) categories.
For instance, you COULD use a Venn Diagram (or similar) to select a niche for real estate.
Data is available for sales prices.
Data is available for how many homes sell.
Data is available for how quickly homes sell.
Data is available for what types of homes sell.
So where is the overlap with the type of home you most enjoy selling, that sell with sufficient volume and price point to provide you a steady income?
For us personally, developing a niche in patio homes/condos meets the requirements: experienced buyer with good financing spending more than the area median price and looking for an agent with the expertise to help them.
When it comes to ActiveRain, understanding how the community works can help you succeed.
You have people who comment, and people who don't.
You have people who agree with you, and people who don't.
For the most part, people don't come to ActiveRain for conflict. We want to learn, have some fun with other real estate pros, attract some consumers for business.
My experience is that many more people look than participate, so if you're getting a comment, it's either someone who agrees with you, or someone who disagrees with you so strongly that they've JUST GOT TO LET YOU KNOW HOW WRONG YOU ARE!! (feeling a Facebook vibe??)
Chances are unless you go well beyond the community guidelines, no one is likely to tell you you're acting like the south end of a northbound donkey. They're going to make a mental note and keep scrolling.
Comments and posts have a lasting effect, deleting them is no guarantee that they'll be forgotten.
